Cancellation policy



If you book more than 56 days before the start of your booking, we require a 25% deposit, with a minimum payment of £200. If you book within 56 days of the start of your holiday, the full rental fee is payable to secure the booking. A returnable security bond of £200, held against any breakages or damage, is also required 56 days before the start of your booking, or at the time of booking, if you book within 56 days of the start of your holiday.


If you cancel more than three months from the start of your holiday, we will refund your deposit minus a £50 administration fee.

If your cancellation is made less than three calendar months but more than 56 calendar days before the start of your holiday, the deposit will be retained but all other monies paid by you will be returned.

If you cancel 56 days or less before the start of your holiday, or if the rent and security bond are not received 56 days before the commencement date, the booking shall be deemed as cancelled and the rent must be paid in full. If the property is re-let, we will retain your deposit but return the balance of the rent minus out-of-pocket expenses (e.g. reduction of rent in order to rapidly re-let property) to you. In all cases, the security bond (if paid) shall be returned to you.

 If you voluntarily curtail your stay, you should inform us on the day of departure and no refund shall be given except if the curtailment is due to accidental or environmental damage rendering the property uninhabitable.

If we cancel a booking at any time before the commencement date, all monies paid by you shall be returned.

Security bond

You must pay the security bond to us with your rent. We will hold the bond  until the end of your booking as security towards your liability for breakages or damage.

We will repay the bond to you within three working days of the end of the term less any sum that may be due to us as a result of any breakages or damage.
