How to book at Dunescape

You can book:

  • Via Airbnb using this link to our Airbnb listing (Airbnb will charge you a booking fee on top of the rental price – we don’t get that fee)
  • Via TripAdvisor/Holidaylettings using this link to our TripAdvisor listing (TripAdvisor/HolidayLettings will charge you a booking fee of between 8 and 14.5% on top of the rental price – we don’t get that fee)
  • Directly with us. If you book direct with us, you won’t be charged a booking fee, but you won’t get the payment protection that Airbnb and TripAdvisor provide when you book through them.

When sending an email or if you leave a voicemail, please  state:

-Your name

-Preferred date of arrival

-Preferred date of departure

-Number of adults and number of children

-Your phone number

-Your email address

-Your postal address

We will get back to you to confirm, then if you wish to proceed we will normally hold the dates for 24 hours and email a booking form to you. However, if yours is a late booking, or for very popular dates, we may request immediate payment.

A deposit of 25 per cent of the total cost of your stay (subject to a minimum of £200) will be required to secure your booking. There is also a £200 returnable security bond charged on each booking (see below). That money is returned to you, minus the cost of any breakages or damage, once the house has been inspected after your departure.

UK residents may pay directly via bank transfer, or by PayPal. If you are booking within 56 days of the start-date of your holiday, you will need to pay the full cost at the time of booking by bank transfer or PayPal. We will add any PayPal fees to the cost of your holiday.

If your booking falls just outside the 56 days we will suggest you pay in full at the time of booking, but the decision will be yours.

Overseas visitors can pay by electronic international bank transfer or PayPal. Cleared funds must be received within seven days of your booking or the dates will be re-released. We will add any PayPal fees to the cost of your holiday.

For foreign bookings, we recommend you pay the full cost of the holiday at the time of booking, to avoid two transaction charges, but if you would prefer to pay a deposit followed by the balance, we will discuss this option with you.

Cancellation policy

You are strongly advised to take out travel insurance to protect yourself in the event of unforeseen cancellation. If you need to cancel or reschedule your booking, the following terms apply:

Three calendar months or more before first day of rental: We will refund your deposit less a £50 admin charge.

Less than three months but more than 56 days before first day of rental: Deposit will be retained, but any further monies paid will be refunded in full.

Less than 56 days before first day of rental: Deposit will be retained.  If the property is re-let for the same period, all further monies paid will be refunded in full. If property is not re-let, then the rental is payable in full.

Security bond / damage deposit, and protecting your rights

We will require a security bond of £200 by direct bank transfer or PayPal at least 56 days before the first day of your rental. This money will be returned directly into your bank account, subject to any deductions made for breakages, within 10 working days of the end of the rental period.

You will be sent a booking form to confirm the terms of our agreement with you.  We will require this form to be signed and returned to us with your deposit.

Please note that sub-letting the property is not permitted.

The maximum number of six occupants over the age of 12 months plus one infant under the age of 12 months must not be exceeded.
